Before the summer you should clean out your condenser fan's blades and coils. Except when you do superficial cleaning, you need to always make sure the power is off on the unit. Remove leaves and debris from the condenser outside.

When you mow your lawn, take care that you don't get grass clippings all over your outdoor unit. Have the grass shoot in the opposite direction. If you're blowing leaves, this same problem can occur, so make sure you move around the unit and blow the leaves away from it.

You must keep your HVAC systems oil ports lubricated annually. You'll find these ports are covered with a metal or rubber cap. You should select an SAE 20 oil since it is lightweight and does not contain detergent. Be sure to use just 10 drops or so, or your system may overfill.

Do not allow grass clippings to cover the outdoor unit of your HVAC system. Try shooting the clippings away from it. This applies when you are taking care of the leaves in the yard.

HVAC units may suffer when leaves are falling off the trees. When you see nearby trees shedding their leaves, clean the fan grill on your unit constantly. The fan must stay clear in order to function, and if it gets blocked, you will have to contend with problems.
