We are experienced at handling reservation queries from potential tenants and John Pilcher Info booking them, or just screening them for you to book, as you desire. What that means is, quite simply, we care for your home the way you would if you had the time to do it yourself. More specifically we provide the following services:

When you hire Lakeshore Management you hire a caretaker for your home; a dedicated person who will be responsible and accountable for maintaining your home as if it was his/her own. Specifically what that means is that we will perform any and all reasonable maintenance (reasonable can be loosely defined as being anything a homeowner could/would reasonably expected to do themselves).

We do everything from changing light bulbs and batteries in smoke detectors to tightening cabinets and changing toilet seats. All of the labor, including travel time or time to get to/from a store, is included in our fee as part of our full-service plan. Parts, such as replacement items (e.g. toilet seat, bulbs, etc.) are reimbursable at cost with verifiable receipts; never 'cost plus'. Any repairs that require vendors such as plumbers, carpenters, or electricians we typically coordinate and oversee, depending on the client's preferences.

Concierge Service - 24H/365D Since you will have a dedicated representative who will be managing your property this person will be on-call 24 hours of every day and 365 days a year to handle any emergencies or any demands-of-the-moment, be they from you as the owner or one of your tenants, that may arise. Our philosophy is such that the better we do our job of regular maintenance and oversight the less likely we are to have emergency calls or demands-of-the-moment. As such we focus on spending our time and resources on preventative maintenance and anticipating your, or your tenant's, needs.

Meet and Greet

All of our managers will meet your prospective tenants to show them the house and to ensure that they are appropriate tenants (i.e. not overly large). We will serve as your representative throughout their stay and will handle incidental requests and needs with as much or as little feedback to you as you prefer.

Inspections

At the end of each tenant's stay we will be the first one to inspect the property. We provide thorough and property-specific inspections that will document any damage or missing items. We go so far as to open individual games to inspect that the pieces are complete as well as to count the china, etc. Each exit inspection then serves as the next tenant's beginning inspection from which we can provide absolute confidence backed by documentation (in the form of a 2 page report and accompanying photos) in the event you choose to enforce your right to bill for damages. In our experience, too often, landlords end up eating the costs of damage because the responsible party is impossible to identify.

We consider this to be one of our most important "value add" benefit; if damage ever occurs at a Lakeshore managed property you can be sure it won't get by our people.
